NOTICE OF SUCCESSOR TRUSTEE’S SALE
WHEREAS, LESLIE HOWARD BROWN, III, a single person, by a certain deed of trust dated November 7, 2019, and recorded on the 25th day of November, 2019, in Book 615, at Page 156, of the Deed Records of Ripley County, Missouri, did convey to Devin Kirby, as Trustee, the following described real estate, lying, situate and being in the County of Ripley, State of Missouri, to‑wit:
All that part of the West 660.0 feet of the North 270.0 feet of Lot 3 of the Northwest Quarter of Section 6, Township 22 North, Range 3 East, of the Fifth Principal Meridian, Ripley County, Missouri, described as follows:
Commencing at a 5/8 inch rebar marking the Northwest corner of Lot 3 of the Northwest Quarter of Section 6, measure South 89 degrees 17 minutes East along and with the North line of Lot 3 a distance of 393.7 feet to a copperweld, thence South 89 degrees 11 minutes East along and with the North line of said Lot 3, a distance of 26.6 feet to the point of beginning; thence South 03 degrees 43 minutes East a distance of 271.6 feet to the South line of the North 270.0 feet of Lot 3 of the Northwest Quarter; thence South 89 degrees 14 minutes East along and with said South line a distance of 80.0 feet to a set ˝ inch rebar; thence North 03 degrees 46 minutes West a distance of 173.0 feet to a set ˝ inch rebar; thence North 07 degrees 30 minutes West a distance of 76.7 feet to the South right of way line of Missouri State Highway “142”; thence North 03 degrees 46 minutes West a distance of 22.4 feet to the North line of Lot 3 of the Northwest Quarter; thence North 89 degrees 11 minutes West along and with said North line a distance of 75.0 feet to the point of beginning and containing 0.49 acres, subject to easements and rights of way. which conveyance was made in trust to secure the payment of one promissory note of even date with said deed of trust and therein particularly described, and,
WHEREAS, the said Devin Kirby has refused to act as Trustee herein and the holder of the note has appointed Bobbie Elliott as Successor Trustee pursuant to the terms of said Deed of Trust;
AND WHEREAS, default was made in the payment of said promissory note in accordance with the true tenor thereof;
NOW, THEREFORE, at the request of the legal holder of said note and deed of trust, and in pursuance of the terms and provisions thereof, notice is hereby given that I, Bobbie Elliott, as Successor Trustee, under the terms of said deed of trust, will on Friday, October 9, 2020, between the hours of nine o’clock in the forenoon and five o’clock in the afternoon of that date, more specifically at 1:00 p.m., at the East door of the courthouse in the City of Doniphan, Ripley County, Missouri, expose said real estate for sale at public venue to the highest bidder for cash in hand to satisfy said debt and the expense of executing this trust.

Sec. 1692c(b), no information concerning the collection of this debt may be given without the prior consent of the consumer given directly to the debt collector or the express permission of a court of competent jurisdiction.
