Default having been made in the payment of that certain note secured by Deed of Trust executed by Cindy A. Sanders, a married woman joined by her spouse, Dwight C. Sanders Jr., dated May 26, 2009 and recorded on May 27, 2009 in Book 491, Page 166, Office of Recorder of Deeds, Ripley County, Missouri. The Successor Trustee will on February 1, 2022, between the hours of 9:00 o’clock A.M. and 5:00 P.M. more particularly at 12:00PM, at the Ripley County Courthouse, 100 Courthouse Square, East Front door, Doniphan, MO 63935, sell at public venue to the highest bidder for cash, the following real estate:

All that part of Lot One (1) of the Southwest Quarter of Section 19, Township 22 North, Range 2 East of the Fifth Principal Meridian, Ripley County, Missouri, which is described as follows: From the Southwest Corner of said Section 19, measure South 89 degrees 45 minutes East along and with the section line a distance of 1396.5 feet to an iron pin on the Northerly right-of-way line of Missouri Route “CC” and the POINT OF BEGINNING; thence continue South 89 degrees 45 minutes East a distance of 114.3 feet to an iron pin on the westerly right-of-way line of Highway “21”, thence Northeasterly along and with said westerly right-of-way line on a curve to the right (said curve having a radius of 2047.6 feet, and a central angle of 02 degrees 29 minutes 25 seconds) an arc distance of 89.0 feet; thence North 33 degrees 27 minutes East along and with said right-of-way line a distance of 204.5 feet; thence North 81 degrees 43 minutes West a distance of 350.0 feet; thence South 05 degrees 35 minutes East a distance of 276.3 feet to an iron pin on the northerly right-of-way line of said Missouri Route “CC”; thence Southeasterly along and with said right-of-way line on a curve to the right (said curve having a radius of 628.7 feet and a central angle of 04 degrees 31 minutes 23 seconds) an arc distance of 49.6 feet to the POINT OF BEGINNING, containing 1.59 acres, subject to easements or rights-of-way, if any.
